Pre-Application Consultation
This Pre-Application Consultation relates to the intention of Talbot Green Developments Ltd ('TGDL') to submit to the local planning authority (Rhondda Cynon Taf County Borough Council) a full planning application, for the erection of a 9,980sqm Class B1c light industrial building with associated access, parking, drainage, landscaping, services and utilities (known as “Option 1”). “Option 2” is covered by a separate Pre-Application Consultation.
The proposed development would include the following elements:
- Cut and fill engineering to address site levels and create a level development plateau
- Erection of a multi-unit light industrial building extending to c. 9,980sqm floorspace (GIA)
- A new vehicular access from Mwyndy Cross
- Surface car parking and cycle storage
- Servicing areas including loading/unloading and turning apron
- Sub-station compound
- Internal roadways and footpaths
- Green and blue infrastructure including sustainable drainage
- Landscape planting and opportunities for net benefit for biodiversity
- All associated engineering and infrastructure works
