CarneySweeney has obtained outline planning permission for 280 homes including affordable housing, open space and biodiversity enhancements, offsite highway improvements, and education contributions.
Acting for the landowner, a local charitable trust, the site at Land West of Somerton Road has been promoted through the Local Plan process resulting in a formal allocation in the Mendip Local Plan. The outline application successfully addressed all technical issues and was supported by a design- and landscape-led illustrative masterplan, demonstrating how the site could be positively developed while addressing the key issues of ecology, heritage, landscape, and the relationship with Street.
The application resolved the challenging issue of phosphate impacts on the Somerset Levels with a mitigation solution involving the purchase of phosphate credits from a landowner-led credit scheme. This solution was accepted by Mendip District Council, representing an important milestone in phosphate mitigation solutions in the South West.
